Jones Avenue, Moree

Moree, NSW

About the Project

80 Jones Ave, Moree NSW — Investment Property

We acquired 80 Jones Ave, Moree, as a multi-unit value-add opportunity on a 750sqm flood-free block in one of regional New South Wales' most distinctive and economically grounded country towns. Positioned on the south side of Moree — a town sitting directly above the Great Artesian Basin and recognised as the Artesian Spa Capital of Australia — the property presented three separate units with clear structural bones and meaningful upside through targeted renovation and strategic title restructuring.

The approach here is deliberate and two-pronged. We are completing a full renovation across all three units, bringing each home to a modern, high-quality standard that reflects what today's buyers and tenants in the Moree market are genuinely looking for. At the same time, we are progressing through the DA process to re-title each unit individually — unlocking the ability to sell each residence separately rather than transacting the block as a whole. That structural decision alone materially changes the return profile of the project.

Why Moree?

Moree is a town built on real industry. Its economy is anchored by irrigated agriculture, with cotton production as the headline driver supported by some of the most fertile soils in New South Wales, while the broader Moree Plains region carries a Gross Regional Product of $966 million. This is a working town with stable employment, genuine community infrastructure, and a population that lives and invests locally.

The property market reflects that foundation. The median house price currently sits at $335,000 with annual capital growth of 11.67% — well above the national average of 4.30%. Rental yields for houses are running at 7.69% with a median weekly rent of $400, numbers that speak directly to the depth of tenant demand and the appetite among investors for quality residential stock in the area. The 80 Jones Ave block itself is flood-free, a meaningful detail in a region where land quality is scrutinised closely by informed buyers.

Beyond agriculture, Moree draws consistent visitor traffic and a committed local population through its famous Moree Artesian Aquatic Centre, its Art Deco heritage streetscape, and its role as the commercial hub for the wider Moree Plains Shire. This is not a town in decline. It is a regional centre with the infrastructure, economy, and community depth to support sustained housing demand.

Projected Outcome

Once the renovations are complete and the re-titling is finalised, we will have three individually titled, modernised residences ready for the market. Selling each unit separately — rather than offloading the block as a single tenanted asset — opens the door to owner-occupier buyers and individual investors who pay a premium for clean, move-in-ready homes. That combination of renovation quality and deal structure is where the value is created. At Charlie Property, we identify the right opportunity, build the right strategy around it, and execute with purpose.
